How it works

Maintenance runs through the model.

BRAMS is built on BIM, short for Building Information Modeling. It is how the construction industry describes a building as data instead of drawings: every element is an object that knows its own dimensions, materials, supplier and service history. Large commercial and industrial projects have worked this way for years. We provide that same method so associations can maintain their common assets.

Every decision leaves a record behind it.

Associations lose money and trust the same way: work nobody can confirm, warranties that quietly expire, and history that lives in one person memory.
  • A record per asset
    Every repair, inspection and cleaning stays attached to the element it happened to, in order, with the date, the contractor and the cost.
  • Verify the work was done
    Compare this year model against last year to see what actually changed. Confirming a repair stops being a matter of trust.
  • The board can audit without breaking anything
    Board members see the full model, dashboard and reports. They cannot edit technical data, so no review can alter a calculation by accident.
  • Reports you can put in front of owners
    Bring an owners meeting the same records the board uses. What was maintained, when, by whom, and what is scheduled next.

One workspace per association.

3D viewer
Every common asset, clickable. Measure areas, cut sections, and filter for everything due this year.
Work orders
Created from the model, with real quantities. Contractors work in a portal limited to their own tasks.
Alerts
Notice before an asset reaches the end of its life, and 30 days before a warranty expires while the installer is still obligated.
Dashboard
What is coming due in the next 12 to 36 months, and whether it is funded. No engineering report required.
Roles
Managers configure, the board reviews, contractors see only their own work. Each community is fully isolated.
AI assistant
Ask where the irrigation pump is and the viewer goes there. Ask when the fire system was last tested and it reads the log.
Implementation

Five phases. We do the modeling, not you.

Small associations have no technical staff to build a model or keep it current. That work is ours.
  1. Assessment

    We look at the documentation you hold and how maintenance is decided today.

  2. Survey

    We carry out the survey. We gather plans, warranties, manuals and service history, measure the property on site, and build the 3D model.

  3. Structuring

    Data is organized to the COBie standard and connected to your management software by API.

  4. Handover

    Roles and permissions configured for the board, management and contractors, and the workspace handed over ready to use.

  5. Operation

    The platform in daily use, with contractor access, reporting and your assigned technical staff.
